How can I get started as an investor with Park Street?

Park Street’s investment offerings are available to both accredited and non-accredited sophisticated investors who have registered for an account on Park Street’s website. The entire account creation and investment process is completed online. To register for an account, click the “Register” button below, or anywhere else you see it on the website. Once registered you can review the investment offerings. When you are ready to invest, click “Invest Now”. From there, you will receive a phone call from one of our investment managers who will guide you every step of the way.

Who eligible to invest in a Park Street investment offering?

Park street investment offerings under Regulation D 506 (b) are available to unlimited accredited investors and no more than 35 non-accredited sophisticated investors on a single investment. Accreditation status will be verified upon commitment to an offering. An accredited investor is a term used by the U.S. Securities and Exchange Commission (SEC) under Rule 501 of Regulation D. In order for an individual to qualify as an accredited investor, the individual must accomplish at least one of the following:

  1. Earned income that exceeded $200,000 per year (or $300,000 per year jointly with a spouse) in each of the prior two years, and reasonably expects to maintain the same income for the current year, OR
  2. Has a net worth that exceeds $1 million, individually or jointly with a spouse (excluding the value of the primary residence).

 

In order for an individual to qualify as a sophisticated investor, the individual must have sufficient knowledge and experience in financial and business matters to evaluate the merits and risks of the prospective investment.

How does Park Street handle my funds before an investment closes?

To ensure that capital is properly transferred, and there is full transparency, all investor funds are handled by a third-party escrow company.  Funds are generally transferred using standard ACH transmittal procedures into a subscription escrow account.

Investors have 24/7 access to their investment portal by logging in to the Park Street website. Investors also receive quarterly reports with detailed investment updates via their portal.

Will investors receive year-end tax documents?

Yes, as a partner in the LLC that purchases the properties, investors will receive a Schedule K-1 that is uploaded directly to their online investment portal.

A Schedule K-1 is a tax form that provides detailed information on the distributive share of income, losses, deductions, and credits from an investment so investors can accurately report the information on their tax return.

When will the Schedule K-1 be available to investors?

It is always our goal is to finalize all K-1s by March 31st, however, our accounting firm may require additional time. If additional time is needed, investors may be required to obtain one or more extensions for filing federal, state and local tax returns.
